Moving to Prosper, TX: A Local Broker’s Relocation Guide
I moved my family to Texas in 2022. I’ve since sold homes across Prosper as a resident and Broker/Owner, and I’ve answered the same relocation questions enough times that it’s worth putting them in one place.
This is what I’d tell you over coffee if you were thinking about moving to Prosper, TX — including the parts that don’t show up in a listing photo.
Why everyone is suddenly moving here
Prosper’s population hit 49,355 as of January 1, 2026. In 2010 it was 9,423.
That’s not a typo. The town has grown roughly 9% to 13% a year for the past five years, and the Prosper EDC projects around 72,000 residents at buildout over the next twenty to twenty-five years.
You can feel that growth. It’s the single most important thing to understand about moving here, and I’ll come back to it at the end, because it cuts both ways.

Prosper ISD is the reason most families come
If you ask ten families why they chose Prosper, eight will say the schools.
Prosper ISD enrolled 32,197 students in the 2025–26 school year, up from 14,287 in 2018–19. The district now operates four high schools and six middle schools, having built most of that capacity in under a decade.
Here’s what that means practically: your zoned schools depend heavily on which neighborhood you buy in, and boundaries have been redrawn as new campuses open. Families in Willow Ridge feed Folsom Elementary, Rogers Middle, and Walnut Grove High. Families in Saddle Creek feed Sam Johnson Elementary, Reynolds Middle, and Prosper High. Those are different schools in the same town.
Never assume. Confirm your exact address with the district before you write an offer. I do this for every client, and I’ve caught mismatches more than once.
What homes actually cost, by neighborhood
Prosper isn’t one market. It’s about eighteen distinct neighborhoods with real price separation, and lumping them together is how buyers end up disappointed.
Roughly where things sit:
Mid $500Ks to upper $700Ks
Preston Meadow — Bloomfield and Sandlin homes, 2,000 to 4,000 sq ft, minutes from The Gates of Prosper. The most accessible entry point in town.
$600K to $900K
Lakes of Prosper — family-focused, lake trails, resort-style pool.
$600K to $1.5M
Lakes of La Cima — Bloomfield and Gallery Custom Homes, 2,800 to 5,000+ sq ft, multiple pools and clubhouses.
$800K to $1.2M
Lakes at Legacy — Grand Homes and Shaddock.
Mid $800Ks to $1.5M+
Willow Ridge — Grand, Huntington, and Darling Homes on large lots, many backing to greenbelts and ponds. Mature landscaping, which is rare here.
$800K to $1.8M
Saddle Creek — Megatel, Oak Creek, and Jeff Pfeifer Custom Homes. Three-car garages and oversized lots are common.
$900K to $2M+
Quail Lake — gated, half-acre to one-acre homesites off Coit Road. Paul Taylor, Old Stonecreek, and Drees.
$1.3M to $3M+
Whispering Farms — custom estates on half- to full-acre lots with equestrian paths, near Gentle Creek Golf Club.
Mid $1M to $5M+
The Montclair — gated, custom and semi-custom estates on half-acre-plus homesites.

The property tax conversation
This is where people relocating from out of state get caught off guard.
Texas has no state income tax. What Texas has instead is property tax, and your bill comes from several entities stacked together: the Town of Prosper, Prosper ISD, your county (Collin or Denton — Prosper spans both), and Collin College if you’re on the Collin side.
The Town of Prosper’s portion for FY 2025–26 is $0.505 per $100 of taxable value. The school district is the largest slice by a wide margin.
If you’re coming from California or the Northeast, run the full math before you fall in love with a house. A home that feels affordable on the monthly principal and interest can look different once taxes and HOA are in. I’ll build that calculation with you on any property before you make an offer — it takes about ten minutes and it prevents a bad surprise at closing.
One thing that softens it: file your homestead exemption the first year you own the home. It’s free, it takes minutes, and a surprising number of new arrivals forget.
Getting around
Prosper sits about 35 miles north of downtown Dallas and 32 miles from DFW International Airport. Collin County Regional is 14 miles out.
The practical routes are the Dallas North Tollway, Preston Road, and Highway 380. If you’ll commute to Legacy West or Frisco regularly, pay attention to which side of town you buy on — the difference between a west-side and east-side neighborhood can be fifteen minutes each way at rush hour, every day, for years. It’s worth driving your actual commute at your actual departure time before you choose.

What nobody tells you before you move here
I’d rather you hear this from me than discover it in month three.
You will live near construction. A town growing 10% a year is a town with dirt lots, crane trucks, and road work. Some of that will be next to your house. It ends eventually, but “eventually” can mean a couple of years.
Schools get redrawn. Prosper ISD has opened campuses fast to keep up with enrollment. The school your neighborhood feeds today may not be the one it feeds in five years. If a specific campus is non-negotiable for you, say so out loud when we start looking.
Retail is still catching up. The Gates of Prosper covers a lot, and PGA Frisco and Legacy West are a short drive. But if you’re used to walking to a dozen restaurants, this isn’t that yet.
New construction has real tradeoffs. Builder incentives can be excellent. Builder contracts are written by the builder’s attorneys, and the on-site agent works for the builder, not you. Bring your own representation to the first visit — most builders pay it, and it costs you nothing.
None of this is a reason not to move here. My family did, and we’re staying. But going in clear-eyed makes for a much better first year.
How to actually choose a neighborhood
The buyers who end up happiest tend to work in this order:
- Confirm your school zones first, at the specific address, with the district.
- Drive your commute at the hour you’d really be driving it.
- Decide on lot size honestly. A half-acre in Quail Lake and a standard lot in Preston Meadow are different lifestyles, not just different prices.
- Visit on a Saturday morning. You learn more about a neighborhood in twenty minutes of watching it than in an hour of reading about it.
- Then look at houses. Not before.
