Not long ago Prosper was farmland at the north end of the Dallas North Tollway. Today it's one of the fastest-growing towns in North Texas — close enough to Plano, Frisco, and McKinney to work anywhere in the metroplex, far enough out to still feel like its own place. Highway 380 runs through it, the tollway drops you downtown, and DFW airport is a straight shot southwest.

Most families I work with move here for one reason: Prosper ISD. It's the thing buyers ask about before square footage, before lot size, before anything else — which campus is this house zoned to? That single question shapes more of this market than any other factor, and it's worth getting right before you fall in love with a floor plan.

Growth this fast means the town changes every year. New master-planned communities open, builders rotate in and out, amenities get built after the first phase sells. Which neighborhood fits you comes down to things that don't show up in listing photos — lot size, HOA rules, how far you really are from the tollway, whether you want a resort pool or an acre with no neighbors behind you. The communities below are the ones I know best. Each page covers builders, price ranges, amenities, and school zoning.

Communities in Prosper, Texas

Windsong Ranch

Windsong Ranch is the community people have heard of before they move here — its five-acre Crystal Lagoon gives residents a beach without leaving Prosper. Beyond the lagoon there are resort pools, sports courts, miles of trails, a disc golf course, and a full-time lifestyle director running events. Options range from townhomes to custom estate homes in the Lakeside, Summit, and Peninsula sections.

Star Trail

Star Trail is one of Prosper's premier master-planned communities, with gated sections, oversized homesites, and a roster of high-end builders. Amenities include resort-style pools, tennis courts, a clubhouse, and walking trails. It draws executive buyers and move-up families who want tollway access without giving up architectural presence.

Whitley Place

Whitley Place is one of the most established luxury communities in Prosper — custom homes on large estate lots, mature landscaping, and water features throughout. It's the choice for buyers who'd rather have grown trees and space than a brand-new build.

Frontier Estates

Frontier Estates sits minutes from the Dallas North Tollway and Highway 380, with oversized lots and custom homes from builders including Drees, Highland, Meritage, and Windsor. Community amenities include basketball and tennis courts and gathering areas. Students are zoned to Boyer Elementary, Reynolds Middle, and Prosper High School.

Amberwood Farms

Prosper's only gated equestrian community, Amberwood Farms holds roughly 40 custom homes on one-acre homesites. Builders include John Ramer, Bella Custom Homes, and Toll Brothers. Many homes back to greenbelts or wooded areas, giving residents a level of seclusion that is hard to find in newer developments.

Christie Farms

Just 56 custom estate homes on one-acre lots, built by Dave R. Williams, Castlemark, and J Anthony. The scale is the appeal — no more homes will ever be added. Large homesites leave room for pools, sport courts, and detached garages.

Gentle Creek Estates

A smaller, more intimate community east of Preston Road and north of Highway 380, built by Bloomfield and Sandlin Homes. Walking trails, green spaces, and open fields support an active family lifestyle. The reduced scale means quieter streets, less traffic, and a more neighborly feel.

Artesia

An established master-planned community and one of the most accessible price points in Prosper. Artesia centers on a resort-style pool complex with cabanas and a children's splash zone, plus a fitness center, clubhouse, and trails throughout. Homes come from Highland, Lennar, Megatel, and American Legend.

Deer Run

A well-established community near Preston Road and Frontier Parkway, with homes by Drees and Paul Taylor.
